Covid-19 restrictions
We are now able to arrange viewings and valuations. Due to the pandemic, sensible precautions and conditions are now in place, to protect all parties. Before a viewing is arranged we would ask for any potential buyer to have seen the property externally(if possible), be familiar with the area and to have undertaken as much research as possible. Phone us and ask anything. Let us know your likes and dislikes and we will do our best to guide you. We do not want to place at risk our vendors or ourselves, to any unnecessary contact. Ideally viewers should be in a position to proceed and for this property to be what they are looking for, not simply to get an idea with a future view of possibly moving. If any person is 'at risk', had recent contact with anyone showing cold like symptoms, or in any way feels unwell, please inform us so a decision can be made. All viewings will be accompanied. Please wait away from the front door for us to arrive. Please bring hand sanitiser, if possible disposable gloves and face masks. We will open up and when ready ask you to step inside. We will all keep a 2 meter distance. If you wish to see inside a cupboard etc, ask us to open it. Do not touch anything. If you accidently touch anything please inform us so we can disinfect. Once the viewing has taken place please exit the property immediately. We would ask you to then phone us with questions and feedback. We look forward to seeing you.

The property
Southview Cottage is located fronting directly onto the old Bath Road (A4), originally surrounded on both sides of the road with similar cottages. With the road being widened in the early 1900's numerous cottages were demolished with only a few still remaining today. Indeed the double garage/workshop to the side of the property was originally three cottages which were partially demolished. The property occupies a linear plot as the ground rises behind the cottage with the layout being cottage on the left, garage & outbuildings in the middle and the large garden to the right.

The accommodation
Walking through the front door into the hall with staircase rising to the first floor and space for shoes and coats. Immediately to the left is the downstairs cloakroom which also houses the oil fired boiler for the central heating. Back into the hall and left into the sitting room, two windows to the front with acoustic glass, wood burning stove and usual tv connections. A door from here opens into the kitchen/dining room, with space for a 6 seater table and chairs, contemporary modern kitchen with integrated appliances with a separate area for the fridge and freezer with a door back into the hall where we started.

Turning right we walk up the staircase onto the first floor landing, with storage cupboards, airing cupboard, space for a study area, windows to the rear and staircase rising to the second floor. This floor has three double bedrooms, two with built in wardrobes, all enjoying the views over the valley and a recently refitted family bathroom with separate shower over the bath. Up the staircase to the second floor landing with storage cupboard and Velux window to the front. The next two rooms were built into the loft space, so there is some loss of headroom in places, however the rooms are light, airy and enjoy a double aspect. First on the right is a dressing room or bedroom with Velux windows to both sides and eaves storage cupboards. The other bedroom is the master bedroom, again double aspect with dormer windows, eaves cupboards and a lovely compact en suite shower room.

Stepping out from the property we turn left to the outbuildings. They have all been refurbished with new roofs, lighting, power and double glazed windows and doors. Firstly is the utility room with usual connections. A woodstore is next, then store room then a lovely garden room or home office, fully insulated with double doors opening to the front, wall heaters and tiled floor. A gate from here opens onto a paved path leading along the rear of the garage and workshop, to the garden.
The main garden faces south and slopes down from top to bottom. It is mainly laid to lawn with a path leading up to the middle of the garden. It then steps up to the second area, perfect for a summerhouse or patio in which to enjoy the beautiful views. A path from here leads along the back boundary to allow for annual maintenance.
The front garden is also mainly laid to lawn enclosed by close board fencing, outside lighting and an attractive patio area for evening BBQ's with a path leading to the garage.

Double garage, workshop and parking
Walking through the side door, we firstly find an approximately 24' x 18' garage and workshop area with a workbench, power and light, double doors and window to the front. Stepping up into the second garage which is a little smaller, approximately 15' x 9'6 again with double doors to the front, window to the side and power and light.
To the front a driveway providing parking for 3 cars.

Services, tenure and local authority
